Lease terms

Lease Duration: Initial lease term of 6 to 12 months, to be agreed upon prior to occupancy. Payments: First month's rent and a refundable security deposit are due upon lease signing. Rent must be paid in full and on time each month as specified in the lease agreement. Smoking Policy: Smoking or vaping of any kind is strictly prohibited inside the dwelling, on porches, or within shared outdoor areas. Quiet Hours: Quiet hours are observed between 10:00 PM and 6:00 AM daily. Tenants shall conduct themselves in a manner that does not disturb other residents or neighbors. Pet Policy: Pets are permitted on a case-by-case basis. All pets must be house trained, non-destructive, and must not create excessive noise or disturbances. Tenant is responsible for any pet-related damage or cleaning costs. Utilities and Services: Tenant is responsible for all utility services, including electricity, water, gas, internet, and waste removal, unless otherwise agreed in writing. Owner Responsibilities: Owner provides and maintains lawn care, landscaping, and monthly pest management at no additional cost to tenant. Maintenance and Access: Tenant shall promptly report maintenance needs to the landlord or property manager. Owner or authorized agents may enter the premises for inspections, repairs, or maintenance with proper notice as required by law. Occupancy: The premises are to be occupied solely by the approved tenant(s) listed in the lease. Subleasing or short-term rentals are not permitted without written consent from the owner.
