Please apply through Zillow. Once we receive your application and verify that you meet qualifications we will schedule a tour for you. Income should be 3x rent from verifiable paystubs. No smoking on the property. 12 month lease required. $2000 security deposit. Tenant responsible for yard maintenance not limited to weeding, trimming bushes, cutting grass, leaf removal. Attic is accessible for tenant storage as well as a closet in the walk-in crawlspace (shelves) and shed in back yard. Tenant is responsible for cost of carpet cleaning after move out with lessor's vendor of choice (~$500, whole house unfurnished). A washer and dryer are provided as a courtesy to tenant. Tenant is responsible for repair or maintenance. If tenant declines to repair or maintain the units, they will be removed by the lessor and tenant may supply their own machines at their own cost. Damages to property will be thoroughly inspected and cost estimated then reserved from the security deposit at move-out. Tenant must promptly report all maintenance issues. Tenant is responsible for damage caused by negligence or misuse. No repairs or alterations to the property without written consent of the lessor. No RVs, boats, trailers, commercial vehicles, or mobile storage units (eg Pack Rat type container) without lessor approval. No painting, shelving, TV mounts or modifications without concent. Approved changes become the property of the lessor. Tenant responsible for trash removal to the curb for Town of Cary service. No debris accumulation interior or exterior of property. Pest control is responsibility of the tenant unless infestation existed prior to occupancy. Occupancy: Only approved occupants allowed. Guests more than 10 consecutive days require approval. No subleasing or short term rentals allowed. Water and Sewer: ~$60. Electric: ~$100 (more in Summer). Dominion PSNC Energy $80-120 (more in winter). Proof of renters insurance is required.
