Lease terms

DO NOT DISTURB CURRENT OCCUPANTS; No tours without pre-screening and scheduled appointments. Qualification Requirements: - No short-term rental unit. Minimum lease term: 12 months. - Each tenant must have a minimum credit score of 680. No bankruptcy within the last five years, unlawful detainers, or evictions on record allowed. - All occupants over 18 year-old are required to be screened, and will be added to the lease agreement. - 2 years minimum of verifiable address, rental history, landlord reference & income history required. - Sum of gross income of all applicants must be at least 3x's the monthly rent; Suggested minimum gross monthly income $12,450/month - Tenant(s) must maintain a renter's insurance during the lease. Proof of renter's insurance before move-in date will be required. Minimum personal liability: $300,000. All occupants over 18 year-old are required to be listed on the renter's insurance. - Strictly no smoking is permitted on the property to maintain a clean and healthy environment for all residents. As part of the lease agreement, strict adherence to this non-smoking policy is required, and any violation may constitute grounds for eviction. - HOA fee paid by Landlord, which includes water consumption. Tenant pays ALL other utilities including Cable or Internet service. HOA fee does not include rental of clubhouse or RV Parking use; those additions should be contracted by tenants with HOA management directly. - There will be a non-refundable application fee per applicant paid directly to third-party screening application. Each occupant 18 year-old and older is required to apply. - No Pets. Current Service Animals specifically trained to support a person with a disability or ESAs are welcome with proper documentation, valid proof of annual vaccination, and valid proof of registration with Contra Costa Animal Services. - All above requirements to be met for subsequent renewals. - Monthly Rent $4,200.00 - Security Deposit $5,500.00
