Details of Pet policy: Only specific pets are accepted at this unit. * The number of pets allowed, under 40 pounds and no more than 2 pets are allowed. * Pet screening is required before approving any applicants and signing a lease. * Any and all animals are required to be listed on the application. A non-refundable pet fee of $500 is applicable per pet. * Any and all animals may not be allowed to relief themselves in the fenced in courtyard. No litter to be flushed in toilets either. * Renters insurance must cover dog bites and other injuries. If security system is desired, tenant will need to contact CPI to activate at their cost. Gas fireplace is closed and not to be used. Tenant has the option to purchase the Washer/Dryer as a private purchase from current tenant. Criminal Background: Misdemeanors within the last 5 years or felonies within 10 years which are crimes against persons or property, convictions related to drugs, or certain sex offender crimes would be cause for denial. Rental History: Evictions and/or outstanding balances due to a current or previous landlord would be cause for denial. Unsatisfactory rental references could be cause for denial. Employment requirements: At least 6 months at current place of employment. Before submitting an application, please note the following: * Apply online first *Application fees are $100 per person above 18 year of age and are non-refundable no exceptions. * Properties are advertised and are to be accepted 'as-is.' Application Process * Each adult over the age of 18 that intends to occupy the property must apply NO EXCEPTIONS. * Once all applicants have completed the online application in its entirety, we will conduct a basic screening and your application will move forward for review. The application decision will not be made until rental references from current/previous landlord are obtained, if applicable. * Applications are not approved on a first-come, first-serve basis they are approved based on which application is the most qualified for the home in accordance with the South Carolina Fair Housing Law. IN SOME CASES, MULTIPLE QUALIFIED APPLICANTS MAY BE SELECTED FOR APPROVAL, IN WHICH CASE, THOSE APPLICANTS WILL BE ASKED TO SUBMIT THEIR BEST COMPETING OFFER. Proof of Income Requirements You must email your proof of income according to the guidelines listed below: * Consecutive pay stubs from the last 90 days * If self-employed, a copy of the previous year's tax return must be provided. (Example: If you are applying in 2026, we can only accept a 2025 tax return) WE DO NOT ACCEPT: Bank statements in the form of an attachment or any other source of unverifiable income. If you are starting a new job, you must provide a signed and dated offer letter showing future income on company letterhead. Please note that a signed offer letter or employment verification letter may be used to supplement your proof of income documentation but must be accompanied with either consecutive pay stubs for the last 90 days or the previous year's tax return (as mentioned above, only if you were previously self-employed). Additional documentation may be required upon request to further verify income. I Am Approved! What Happens Next? * Once you have been approved and have viewed the property, you will be sent your lease for signature. You will have 48 hours to sign and pay the reservation fee, which is typically equivalent to the first month's rent. Once your lease term has begun and you take possession of the home, the reservation fee will be converted to the security deposit. * Prior to receiving your keys, the first month's rent plus (1) resident setup fee of $200 will be due. * Residents must provide proof of renters insurance upon signing the lease agreement. **Please note that a full first month's rent will be due prior to move-in.
