Lease terms

Utilities Tenant shall be solely responsible for the payment of all utilities and services associated with the property during the term of the lease, including but not limited to electricity, gas, water, sewer, trash, internet, cable, HOA and any other utility or service charges incurred by Tenant's occupancy. All utility accounts shall be transferred into Tenant's name no later than the commencement date of the lease. Tenant shall maintain continuous utility service throughout the tenancy. Any interruption of utility services due to nonpayment shall constitute a violation of this Lease Agreement. Landlord shall not be responsible for any utility charges incurred during Tenant's occupancy. No pets allowed HOA REQUIREMENTS, LANDSCAPING, AND PARKING The Property is located within a Homeowners Association (HOA). Tenant agrees to comply with all HOA rules, regulations, and community guidelines. Any fines, penalties, violations, towing charges, or fees assessed as a result of Tenant's actions, occupants, guests, or vehicles shall be the sole responsibility of Tenant. Tenant Registration All occupants and vehicles must be reported to and registered with the HOA, if required by the Association. Tenant shall promptly provide Landlord with any information necessary to complete HOA registration requirements. Failure to comply with HOA registration requirements may result in fines or penalties for which Tenant shall be responsible. Landscaping The HOA maintains the front yard landscaping. Tenant shall not alter, remove, or modify any HOA-maintained landscaping without prior written approval. Tenant shall be responsible for maintaining the backyard and keeping the exterior of the property clean and free of debris. Parking Tenant vehicles shall be parked in the garage or driveway only. Guest parking spaces are reserved for temporary visitors and are not to be used by Tenant or any regular occupant of the Property. Tenant acknowledges that vehicles parked in guest parking areas, in violation of HOA rules, may be ticketed or towed without notice. Landlord shall not be responsible for any towing fees, fines, damages, or expenses resulting from Tenant's failure to comply with parking regulations. Commercial vehicles, trailers, boats, RVs, inoperable vehicles, or vehicles with expired registration may not be parked or stored on the Property or within the community unless expressly permitted by the HOA.
