Lease terms

Minimum 12-month lease. Rent is $1,850 per month, due on the 1st of each month. Security deposit is $2,775, equal to 1.5 months' rent, due at lease signing along with the first month's rent. Tenant is responsible for gas, electric, internet/cable, and any separately metered utilities. Water, trash, exterior maintenance, snow removal, and community pool access may be included through the association, subject to HOA rules and lease documents. Applicants must complete a rental application and screening process. Preferred qualifications include a minimum 600 credit score, verifiable household income of approximately 3x monthly rent or other lawful evidence of ability to pay, positive rental history, and no outstanding landlord-tenant judgments. All lawful sources of income will be considered, and screening criteria will be applied consistently to all applicants. Small pets may be considered with landlord approval and must comply with HOA/community rules. Additional pet rent, pet deposit, or pet fee may apply where permitted by law. No smoking inside the unit or garage. Tenant must maintain the interior in clean condition, promptly report maintenance issues, and comply with all HOA rules, parking rules, pool rules, and community regulations.
