Lease terms

Minimum 12-month lease preferred. Home is offered unfurnished; photos may show staging/furnishings that are not included. No indoor smoking or vaping. One small dog may be considered with prior owner approval and applicable pet deposit/pet terms. No cats preferred. Tenant is responsible for all utilities, including electric, water, sewer, trash, gas if applicable, internet, cable/streaming, and any optional Corte Bella community membership or usage fees. Tenant must maintain active internet service at the home so the solar system can communicate and allow monitoring/troubleshooting if issues arise. Solar may help offset electric usage when operational, but tenant remains responsible for the electric bill and any charges not covered by solar production. Tenant is responsible for routine upkeep, including replacing HVAC filters, replacing light bulbs, maintaining the home in clean condition, basic yard/patio care as required, and promptly reporting maintenance issues, leaks, damage, or HOA/community notices. No unauthorized alterations, painting, satellite dishes, or smart-home/security changes without written approval. Attached 2-car garage parking included. Tenant must comply with Corte Bella HOA/community rules, gated community requirements, and any tenant registration process.
