Any adult who occupies the unit on a regular and ongoing basis, or who uses the unit as their primary residence, must complete rental screening and be added to the lease. Minimum Qualification Standards: * Credit score of 700, or higher preferred * Verifiable gross monthly income of at least 2.5X monthly rent * Positive rental history required * No prior eviction filings or unpaid landlord debt within the past 5 years * No falsification of application or supporting documents * Criminal history will be evaluated on a case-by-case basis considering the nature and severity of the offense and the time passed since the conviction Screening Process: All applicants must complete the application and tenant screening process through the designated screening platform selected by the landlord, which may include Zillow Rental Manager or another approved third-party consumer reporting agency. Applicant is responsible for any screening and application fees. Screening may include credit history, rental history, background checks, and other relevant consumer reports. Reusable Tenant Screening Reports: This landlord accepts comprehensive reusable tenant screening reports as defined in RCW 59.18.030. To be accepted, the report must: 1) Have been generated within the last 30 days. 2) Be made available to the landlord directly by the consumer reporting agency. 3) Include credit history, criminal background check, eviction history, and employment/income verification. Adverse Action Notice: If your application is denied or approved with conditions, you will receive a written notice stating the reason for the decision and information regarding the consumer reporting agency used. This notice will include your rights under applicable law to obtain a copy of your report and dispute any inaccurate or incomplete information. Renters Insurance Required: Tenant must maintain a policy with a minimum of $100,000 Personal Liability and name Landlord as an "Interested Party." Policy must also include coverage for Personal Property, Loss of Use, and Medical Payments. Proof of insurance is required prior to move-in. Cost per tenant is typically $150.00 - $250.00 a year.
