Lease terms

LEASE TERMS: Monthly Rent: $6,000 Move-in Costs: First month's rent + Security deposit (equal to one month's rent; final deposit may vary based on screening) Lease Length: 12-month lease required (18-month lease preferred) Application Fee: $40 per adult (18+) Pets: Pet-friendly small pets considered on a case-by-case basis $250 non-refundable pet fee $250 refundable pet deposit $50/month pet rent (per pet) Smoking: No smoking permitted on the property Renters Insurance: Required throughout the duration of the lease UTILITIES: Tenant responsible for electricity, water/sewer, and garbage SCREENING CRITERIA: Income: At least 3.25x the total monthly rent (includes base rent plus utilities, pet rent, and any recurring charges - not base rent alone) Credit: Minimum credit score of 650+ Bankruptcy: No open bankruptcies or accounts in collections Rental History: No landlord-tenant judgments in the applicant's name Evictions: No evictions within the past 5 years Applicants who do not meet one of the above criteria may still be considered with a qualified cosigner/guarantor or an increased security deposit. APPLICATION PROCESS: Prospective tenants must request an application directly from us A secure third-party screening link will be provided Applications are reviewed based on full screening results Application submittal does not guarantee approval - final approval is confirmed only when the lease is issued and signed Not all submitted applications will be approved Note: Per RCW 59.18, we do not accept Comprehensive Reusable Tenant Screening Reports ADDITIONAL NOTES: Equal Opportunity Housing
