Lease terms

Pets are allowed, subject to a policy and damage insurance. Pet Policy Small Animals (Up to 40 lbs) 1. Types of Pets Allowed: Domesticated small and medium dog breeds are permitted, as well as small animals. Maximum weight allowed: 40 lbs per pet. 2. Requirements: All pets must be vaccinated, with up-to-date veterinary records. (Proof must be presented at lease signing) Dogs must be house-trained and must not cause damage to the property. Pets must not pose a risk to other tenants or cause excessive disturbances (e.g., noise, aggression). 3. Deposit and Fee: A refundable deposit of $500 per pet is required. 4. Tenant Responsibility: The tenant is fully responsible for any damage caused by their pet(s), including stains, odors, scratches, or destruction of furniture or property. The tenant also agrees to clean up after their pet in all common areas. 5. Review and Enforcement: Management reserves the right to revoke pet privileges in the event of non-compliance with this policy. Smoking is not permitted inside the house Subletting is not allowed The house is rented furnished, beds in the bedrooms, nightstands, dresser, equipped kitchen (refrigerator, dishwasher, oven, microwave), dining area for 8, furniture in the family room, sofa bed in the study. All utilities (electricity, water, gas, internet, trash collection, etc.) shall be contracted and paid directly by the tenant. The landlord will maintain a home warranty for general repairs. The tenant shall be responsible for paying the deductible associated with each service request under said warranty. The tenant is required to obtain and maintain active renter's insurance throughout the entire lease term. This insurance must provide coverage for personal belongings as well as liability for any damage to third parties or the property. The landlord will not be held responsible for loss, theft, fire, water damage, or any other incident affecting the tenant's belongings. A valid proof of insurance must be submitted prior to move-in.
