Tenant pays for yard maintenance (We have automatic sprinklers in front and backyard.) just need lawn mowing and basic upkeep of the garden. This is required. We have a gardener that charges $100/month but free to use others. Tenant is responsible for replacing Air filters in the air conditioner and other smaller tasks like these. Rental Insurance - $1M required to be maintained at all times. Flexible lease terms. (12 month+) We have had 2 tenants so far (2020 - 2022, 2022-2026) - both have stayed very long and moved to another state. Looking for a small family that can stay long - both previous tenants worked at Lawrence Livermore Laboratory!

The living room is large, 9ft ceilings and has a large wood-burning fireplace. ** Master Bathroom was fully renovated ** Guest Bathroom was renovated last year with new vanity and bathtub. The garage was also converted to be used as an additional family room(25 x 25) - fully insulated, with additional Attic storage. There's an additional full-size freezer in the garage. Washer/Dryer and water heater located in the garage. The Backyard is pretty good size (6000 sqft lot) and has a beautiful Gazebo, the house comes with backyard furniture. Backyard has lots of mature fruit trees - Lemons, lime, Apples, peaches, plums and Nectarines. The backyard also has a vegetable garden for growing your own veggies. Veggie garden, trees have drip irrigation. Both backyard and front yard have grassy lawn with an automatic sprinkler system to avoid water waste. All water is controlled from smart irrigation controller (Rachio). Security: Ring video doorbell is installed at the front door along with Amazon echo. Location: Highly desirable neighborhood, friendly neighbors, Cul-de-Sac, 2 blocks to Arroyo Seco elementary school, Parks, bike trails. 1 mile to Lawerence Laboratory. Flexible lease terms. (12 month+) Semi furnished - Backyard furniture + Wine cooler. House rules: Absolutely No smoking or vaping, no drugs, marijuana.
