Lease terms

* Tenant shall maintain the front and rear yard free of weeds. * Tenant is allowed to have short-term (no more than 2 weeks) guest occupy the premises with the tenant. Guest stay may be extended with approval of the landlord/property manager. * Tenant will have access to Rancho Resort amenities upon receipt of $25 administrative fee charged by Rancho Resort. * Cancellation Prior to Occupancy: Cancellations must be made a minimum of 90 days prior to the first day of the term of the rental agreement to receive a refund of the Property Hold Deposit, less the $200 processing fee. * Cancellations or changes that result in a shortened stay, or that are made within 89 days of arrival, may forfeit all full advance payments (including rents and cleaning fees) if the property cannot be re-rented for the full amount and full term of the cancelled rental. Property Manager will make every effort to re-rent the property, however, if the property is re-rented for less than the original term, (due to late cancellation), the difference between the original contract amount and the re-rented contract amount may be deducted from the Property Hold Deposit. * Cancellation After Occupancy: Early departure does not warrant any refund of rent. Purchase of a house by Tenant(s) does not warrant any refund of rent nor does it absolve Tenant(s) of their obligations to pay rent per this agreement. The Property Manager will make every effort to re-rent the property, but is under no obligation to do so. * Cancellation by Property Manager or Owner: Owner or Property Manager reserves the right to cancel with a 90-day notice to tenant(s). * Tenant agrees to obtain and show evidence of a paid Renters Insurance Policy.
