Lease terms

Utilities and Internet: Tenant shall be solely responsible for arranging, maintaining, and paying for all utilities and services provided to the Premises during the lease term, including, but not limited to, electricity, water, sewer, trash collection, gas, cable, internet, and Wi-Fi. Any utility or service required to be placed in Tenant's name must be transferred before or upon the commencement of the lease term. Tenant shall remain responsible for all related charges through the date possession of the Premises is returned to Landlord. Pets: No pet may be kept on the Premises without Landlord's prior written approval. For each approved pet, Tenant shall pay a nonrefundable pet fee of $350 before the pet is brought onto the Premises. The pet fee is not a security deposit and will not be applied toward rent, cleaning costs, repairs, or damage caused by the pet. Tenant remains fully responsible for any damage, cleaning, pest treatment, bodily injury, property damage, nuisance, or other expense caused by the pet, even when those costs exceed the pet fee. Unauthorized pets shall constitute a violation of the lease, subject to applicable law.
