Lease terms

Utilities: Tenant agrees to pay and maintain accounts for all utilities and services supplied to the Premises during the lease term, including but not limited to electricity, natural gas, water, sewer, trash, and internet/cable services. Tenant shall establish all utility accounts in Tenant's name on or before the Commencement Date and shall pay all utility bills promptly when due. Landlord is not responsible or liable for any disruption or failure in utility services unless caused directly by Landlord's gross negligence. Security Deposit: Upon execution of this Lease, Tenant shall deposit with Landlord the sum of $[Amount] ("Security Deposit"). No Application to Rent: Tenant agrees that the Security Deposit is reserved strictly for performance of Tenant's duties and obligations under this Lease. The Security Deposit shall NOT be applied, offset, or used by Tenant to pay the last month's rent or any other outstanding rent or balance due under this Lease. Return of Deposit: In accordance with Texas Property Code 92.103, the Security Deposit will be returned to Tenant within thirty (30) days after Tenant surrenders and vacates the Premises at the expiration or termination of the Lease, subject to the following conditions: Tenant has provided Landlord with a written forwarding address; Tenant has fully satisfied all terms of this Lease and paid all outstanding rent, late fees, and utility charges; and Tenant has surrendered the Premises in good, clean condition, reasonable wear and tear excepted. Landlord reserves the right to deduct from the Security Deposit any unpaid utilities, fees, or costs required to repair damages to the Premises beyond normal wear and tear caused by Tenant, occupants, or guests. If deductions are made, Landlord will provide an itemized statement describing all deductions alongside the remaining refund balance.
