Lease terms

Terms and Conditions Utilities Tenant shall be solely responsible for payment of all utilities and utility services associated with the property, including but not limited to electricity, gas, water, sewer, trash, internet, and cable services, unless otherwise stated in writing by the Landlord. No Smoking Smoking of any kind is strictly prohibited inside the residence, garage, and any enclosed areas of the property. This includes cigarettes, cigars, vaping devices, and illegal substances. Pets No pets shall be kept on the property without prior written authorization from the Landlord. Unauthorized pets constitute a violation of the lease agreement and may result in penalties or termination of the lease. No Subletting Tenant shall not assign this lease or sublet any portion of the property without prior written consent from the Landlord. Lawn and Grass Maintenance Tenant is responsible for maintaining the lawn and grass areas of the property in a clean and orderly condition, including regular mowing, edging, and general upkeep. HOA Compliance Tenant agrees to comply with all Homeowners Association (HOA) rules, regulations, and community standards applicable to the property. HOA Violation Fees Tenant shall be responsible for any fines, fees, penalties, or charges assessed by the HOA resulting from Tenant's actions, negligence, or failure to comply with HOA rules. General Compliance Tenant agrees to maintain the property in a clean, safe, and sanitary condition and comply with all applicable local, state, and federal laws. Your neighbors are nice people on both sides of the lot, please be respectful to them.
