Lease terms

Monthly Rent: $2,350 per month Lease Term: 24-Month Lease Required Security Deposit: $2,350 (equal to one month's rent) Application Fee: $50 per applicant (18 years or older) Rent Due Date: Rent is due on the 1st of each month. Late Fee: $75 if rent is not received by the 5th day of the month, plus $10 per day thereafter up to the maximum permitted by Georgia law. Smoking Policy: No smoking or vaping permitted inside the home, garage, or on the property. Pet Policy: NO PETS ALLOWED. Maintenance Responsibilities: Tenant shall: Replace HVAC filters monthly. Maintain the lawn and landscaping. Keep the property clean and sanitary. Promptly report maintenance concerns. Maintain all appliances and fixtures in a clean condition. Landlord Responsibilities: Landlord shall maintain: HVAC system Plumbing system Electrical system Structural components Major appliances provided with the home Renter's Insurance: Tenant must maintain renter's insurance throughout the lease term with a minimum of $100,000 liability coverage. Income Requirements: Combined household gross income must equal at least three (2) times the monthly rent. Employment Verification: Proof of stable employment and income required. Background Screening: All applicants are subject to: Credit Check Criminal Background Check Eviction History Review Employment Verification Rental History Verification Minimum Qualifications: No prior evictions No outstanding landlord collections Demonstrated ability to pay rent on time Favorable rental references Subletting: Subletting or assignment of the lease is prohibited without written consent from the landlord. Returned Payment Fee: $50 per returned payment. Early Termination: Tenant remains responsible for lease obligations unless otherwise agreed to in writing by the landlord. Property Condition: Tenant agrees to return the property in substantially the same condition as received, normal wear and tear excepted.
