Lease terms

1-year lease; Water/Trash included with monthly rent, tenant responsible for all other utilities; Smoking allowed outside only; Each occupant 18 years of age and older required to fill out an application individually and separately; the fee is $45 per applicant. We check rental history, run a credit, background, and eviction check, and require three times the monthly rent amount for income. On the credit check, we are not looking for perfect credit or a set credit score. But we do not accept collections or judgments from prior landlords. As for the background, no felony convictions that affect the health or safety of nearby residents or significant drug charges and finally no prior evictions. For income we require two and a half times the monthly rent amount. Max of 2 pets 25 pounds and under or 1 pet 25 pounds and over allowed with additional deposit
