Lease terms

Renter is responsible for Water, Electric and Sewer fees. Yard maintenance required to keep curb appearance to a standard. Renter can choose to select trash pickup from covering disposal companies. (Recycling center 4 miles away for self service). No Pets allowed (except service animal). Lease duration renewal is negotiated annually or as per initial lease duration agreement. Landlord reserves inspection visit rights based on Renter/Owner agreed schedule. Renters insurance required at beginning of lease. Minimum coverage $50,000 Smoking, Vaping, and Illegal Drug Activity Smoking, vaping, or the use of any tobacco products, marijuana, cannabis, e-cigarettes, or any other smoking or vapor-producing devices is strictly prohibited inside the dwelling, garage, and any enclosed structures on the property. Tenant shall be responsible for any damages, cleaning, deodorization, or remediation costs resulting from violations of this provision. The use, possession, manufacture, cultivation, distribution, sale, or trafficking of any illegal drugs or controlled substances on the premises by the Tenant, occupants, guests, or invitees is strictly prohibited. Tenant shall also ensure that no criminal activity occurs on the property. Any violation of this provision shall constitute a material breach of this Lease and may result in termination of the tenancy, eviction, recovery of damages, and any other remedies available to the Landlord under South Carolina law.
