Lease terms

Standard lease is 12 months. However, leases as short as 3 months are available at a higher rate - contact me for pricing. Rental history and criminal background check will be performed on all applicants. Income and employment will be verified. A small application fee will be required to process your background check. We verify your prior rental history. Income: Verifiable gross income must be at least 3 times the rent amount Pets: Are considered on a case-by-case basis. Dangerous dogs are never allowed. A pet interview may be required. Section 8: Section 8 is not accepted at this time Smoking inside or outside is not allowed. Background: History of evictions, non payment of rent, or prior breaches of lease agreements will not be considered. Any application with a criminal background (except victimless crimes) will not be considered unless it has been previously discussed.
