Lease terms

The property is located at 1327 Walter Ellison Drive, Lockhart, TX 78644. Monthly rent is $2,300, due on the 1st day of each month through the Zillow Rental Manager portal. Accepted payment methods are ACH bank transfer, debit card, or credit card. Cash and personal checks are not accepted. The lease is month-to-month and may be terminated by either party with at least 30 days' written notice. A $2,300 security deposit is required at lease signing. The deposit will be returned within 30 days after move-out, less any lawful deductions for damages beyond normal wear and tear. The built-in dishwasher and microwave will remain with the property. The tenant may choose either: Use the landlord-provided refrigerator, washer, and dryer, with an additional $500 refundable appliance deposit, or Use their own refrigerator, washer, and dryer, in which case the landlord will remove those appliances before move-in and no appliance deposit is required. Tenants are responsible for all utilities, including electricity, water, gas, internet, and trash collection. The property is pre-wired for Spectrum or Rise Broadband. AT&T may be available at the curb and would need to be arranged directly by the tenant. Smoking is prohibited inside the home. Smoking outside is permitted only if all smoking-related waste is properly disposed of. Pets are permitted. No pet deposit is required, but tenants are responsible for any pet-related damage, cleaning, flea treatment, yard damage, or ordinance violations. The home is for residential use only. No subletting is allowed. Only approved tenants, their minor children/dependents, and approved occupants may reside at the property. Additional adult occupants require prior written approval. Tenants may park in the garage and driveway. Street parking must comply with local ordinances. RVs, trailers, boats, and inoperable vehicles may not be stored on the property without written permission. Tenants are responsible for routine lawn care, including mowing, edging, trimming, and maintaining the yard consistent with neighborhood standards. Tenants must promptly report maintenance issues, leaks, moisture problems, mold concerns, or needed repairs. A move-in condition checklist will be completed at or near move-in to document the condition of the home, appliances, fixtures, and yard.
