Utilities Tenant must place all utilities in their own name and pay for: trash, water, electricity, gas, internet, cable, etc. Note: This unit shares utility meters with the downstairs unit. Tenant must manage and calculate utility costs with the downstairs tenant and provide updates to the owner to ensure smooth and accurate payments. 5. Repairs Tenant is responsible for repairs under $250 (excluding normal wear & tear) For repairs over $250, tenant pays the first $250 6.
