Lease terms

*No pets, Non negotiable *No Smoking inside or outside of unit. Non negotiable *The Water (Greenwood Water this will cover water, sewer & trash) & Electric (Arkansas Valley Electric Company)will need to be put in tenants name. *The mowing, weed eating & quarterly pest spray is taken care of by landlord. *Tenant is responsible for keeping hvac filter changed quarterly or more frequently if necessary. If hvac breaks because of this not being done the repair will be responsibility of tenant. *The tenant is responsible for small repairs and everyday wear (light bulbs, leaking faucets, holes in walls, loose door knobs, loose bathroom fixtures etc ) *It is the tenant's responsibility to contact Landlord as soon as a major fix is needed. *It is the tenant's responsibility to keep weeds out of the small flowerbed and kept flowerbed watered in summer months until bushes are established or extreme drought. *Landlord can inspect property with a 24 hours notice for quality control. *No Subletting allowed *3 adults only can live in duplex and all adults have to sign the lease. *No overnight guests for over 14 days. *No renters insurance is required, but the landlord's insurance policy doesn't cover tenants personal property incase damage. 1 car garage attached, 2 cars can park on driveway directly in front of the garage, or street parking (not blocking mail boxes or trash trucks)
