Lease terms

Seeking 12 month lease term. 720 credit score and income 3X the monthly rent is required to apply. First months rent and security equal to one months rent is required for move-in. Regular grass cutting is included in the monthly rent. Occupying Tenant will allow regular watering of trees and plants in the garden during the dry months. $48 application fee per adult (18+), paid directly to screening company, for credit and background check. -Tenants pay all utilities to providers. -Property does not accept comprehensive reusable tenant screening reports. -No smoking, vaping, or cannabis use or manufacture in or on the premises. -Tenant required to carry renters insurance policy. -First months rent + Security deposit = one mo. rent is required for move-in. Screening requirements and process for applicants: -Applicant on-time for showing appointment -Positive Government Issued ID -No prior evictions on applicant(s) record -Every occupant 18 years and older must complete an application -Applicant(s) agree to lease start date two weeks or less from the date of application approval -Credit score min. 720, free of negative credit issues which may indicate an applicant is high-risk and/or a pattern of payment delinquency -Proof of verifiable employment and/or verifiable adequate source of income, which could include the following: -Most recent paycheck stubs -Tax return copies for self-employed applicants -Copies of deposit slips, investment earnings documents or Social Security earnings for retired applicants -Any additional source of income, ie child or spousal support, trust fund income -Gross income to rent ratio of at least 3:1 -Bank statement to show a reserve of at least 2 months of rent -No excessive debt which may impact applicant(s) ability to pay rent -History of criminal activity (arrest and/or convictions by any occupant, adult or minor) which could negatively affect tenancy -Good rental experience and references from previous landlord(s) -Application submission only after viewing
