The Tenant is responsible for Water, Trash, Sewer, and Gas/Electricity. The Tenant is also responsible for the general maintenance of the house (including any violations that the HOA reports for not following community landscaping guidelines) and the sanity of appliances. The Tenant's responsibilities include Lawn mowing of Back/Front/Side yards at a reasonable time to meet the HOA community Landscape guidelines. Tenants should replace AC filters every two months. One month's deposit and the first month's rent are due at the signing. (Rent will be prorated for the first month if it is occupied in the middle of the month or from the date when it will be occupied) A one-time non-refundable deposit 300$ for the Pet will be collected upfront before move-in. Renters insurance requirements: We need tenants to purchase renters insurance that explicitly covers dog bites and other injuries if they have pets and submit proof before moving in. Tenant screening: Around 600+ credit score with a clean rental background history with no prior evictions for and preferably 3X income requirements Interested/Prospective Tenants to submit a Zillow application for consideration, and Salary deposits into bank accounts will be verified for the last six months. A strict tenant screening will be performed, including driver's license or State identification validation for all the tenants.
