Lease terms

Property Policies No Smoking Policy Smoking, vaping, e-cigarettes, cigars, marijuana, or any tobacco products are strictly prohibited inside the home, garage, and any enclosed areas. Tenant will be responsible for all cleaning, deodorizing, repainting, and damage repair costs resulting from smoking. No Pets Policy No pets of any kind are permitted on the property. Unauthorized pets will constitute a lease violation and may result in fines, lease termination, or both. Service animals and assistance animals will be accommodated in accordance with applicable Fair Housing laws. No Subleasing Subleasing, short-term rentals, Airbnb, VRBO, or similar arrangements are strictly prohibited. No Business Operations The property may not be used for commercial business operations, daycare services, or any activity generating excessive traffic without written approval from the landlord. Unauthorized Occupants Only individuals listed on the lease may reside at the property. Guests staying more than 14 consecutive days or more than 30 days in a calendar year require written landlord approval. Tenant Maintenance Responsibilities Tenant agrees to: Keep the property clean, sanitary, and free from excessive clutter. Replace HVAC air filters every 30 90 days as recommended. Replace light bulbs, smoke detector batteries, and minor household consumables. Maintain the yard, lawn, shrubs, and landscaping unless otherwise specified. Promptly report plumbing leaks, electrical issues, appliance failures, and other maintenance concerns. Prevent mold growth by maintaining proper ventilation and reporting water intrusion immediately. Keep utilities active throughout the lease term. Protect the property from damage caused by negligence or misuse. Parking Policy Parking is permitted only in designated areas. No parking on lawns or landscaped areas. No commercial vehicles, boats, RVs, trailers, or inoperable vehicles without prior written approval. Lease Violations The following may result in lease termination: Non-payment of rent. Unauthorized occupants. Unauthorized pets. Smoking inside the property. Property damage due to negligence. Criminal activity on or near the premises. Repeated disturbances or violations of community rules. Additional Information Rent due on the 1st of each month. Late fee applies after the grace period specified in the lease. Renters insurance is required prior to move-in and throughout the lease term.
