Lease Terms and Conditions Term of Lease: The preferred lease term is one (1) year, commencing on August 1, 2026, and ending on August 1, 2027. Alternative start dates may be considered on a case-by-case basis. Proof of Income: All prospective tenants must provide verifiable proof of income to demonstrate their ability to meet monthly rent obligations. Acceptable documentation includes recent pay stubs, bank statements, or employment verification letters. Credit Check: A credit screening will be conducted for all applicants. Approval is subject to a satisfactory credit score and financial history. Rental History Verification: Applicants must provide contact information for previous landlords. The landlord or property manager will verify timely rent payments and adherence to prior lease agreements. Pet Policy: Owner does not allow pets. Maintenance and Repairs: Tenants are responsible for reporting any maintenance issues or repair needs including appliance problems, water leaks, or other damages promptly to the landlord or property manager. Rent Payment: Monthly rent of $3,300 is due on the 1st of each month. Late payments may incur fees as outlined in the lease agreement. Security Deposit: A refundable security deposit equal to one month's rent ($3,300) is due upon lease signing. This deposit will cover damages beyond normal wear and tear, unpaid rent, or cleaning fees as permitted by California law. Utilities: Tenants are responsible for all utilities, including but not limited to water, electricity, gas, sewer, internet, and trash collection. The owner will cover monthly HOA fees. HOA Compliance: Tenants must comply with all HOA rules and regulations. Any fines or penalties imposed by the HOA due to tenant negligence will be the tenant's responsibility. Termination: Early termination of the lease may result in fees and conditions as specified in the lease agreement. Proper notice is required. Property Access: The landlord or property manager reserves the right to access the unit for maintenance, inspections, or emergencies with prior notice, in compliance with California Civil Code requirements. Smoking: Smoking is strictly prohibited inside the unit. Outdoor smoking must comply with HOA and community guidelines. Parking: The unit includes an attached 2-car garage. Additional guest parking may be available in designated community areas. Parking rules will be detailed in the lease and governed by HOA policy. Notice Requirements: Both tenant and landlord agree to provide written notice as required by law for any lease terminations, renewals, or modifications. Additional Terms: Any other terms, such as renters insurance requirements, move-in checklist, or maintenance responsibilities, will be outlined in the full lease agreement. All tenants are expected to adhere to those terms.
