Lease terms

Minimum 12-month lease (longer lease terms preferred). First month's rent and a security deposit equal to one month's rent are due prior to move-in. Rent is due on the 1st of each month with a 5-day grace period. A late fee of 5% of the monthly rent applies beginning on the 6th day. Tenant is responsible for electricity, natural gas, water, sewer, trash, and internet/cable. HOA dues are included in the rent and provide access to community amenities, including the pool and fitness center. HOA covers lawn care, landscaping, mulch, weed maintenance, and sidewalk snow removal; tenant is responsible for snow removal from the driveway and front porch/walkway. Renters insurance with a minimum of $100,000 in liability coverage is required. Tenant must replace the HVAC filter monthly and promptly report any maintenance or repair issues. Smoking is strictly prohibited inside the home and garage. Pets may be considered on a case-by-case basis with landlord approval and are subject to a $350 non-refundable pet fee. Additional monthly pet rent may apply based on the approved pet(s). No subletting, lease assignments, or short-term rentals (including Airbnb or VRBO) are permitted. All occupants must be listed on the lease. All existing appliances, including the mounted living room TV, are provided for tenant use. The garage is pre-wired for EV charging; tenant must provide a compatible charging unit.
