Lease Terms: $300 of security deposit allocated to professional cleaning upon move-out First month's rent, last month's rent, and security deposit due at signing Renter's insurance required; proof of coverage must be provided before move-in Annual lease: Tenant responsible for utilities, internet, and repairs under $200 Seasonal (3-month) lease: Landlord covers utilities and internet Landlord provides lawn care and once weekly pool service No smoking No parking on lawn or street; parking in driveway and garage only No more than stated number of overnight occupants without written approval Tenant must comply with HOA/neighborhood rules (if applicable) Tenant responsible for misuse-related service calls (e.g., clogged drains, disposal jams) Tenant must notify landlord immediately of emergency repairs (e.g., leaks, AC failure) Use of dock, boat lift, pool, and canal is at tenant's own risk; tenant liable for any damage caused Landlord not responsible for injuries related to pool, dock, or waterfront use Late payments subject to a 5% fee if not received within 5 days of due date Deposit refundable upon move-out, less damages beyond normal wear and tear and the $300 cleaning allocation
