Lease terms

Monthly Rent: $2,350/month Lease Term: 12-month lease required Move-In Date: September 1, 2026 Security Deposit: $1,500 due at lease signing. The security deposit is refundable at move-out, subject to the condition of the property. Any damages beyond normal wear and tear may be deducted from the security deposit in accordance with the lease and applicable law. Late Fee: A $50 late fee will apply to rent not received by the 5th of the month. Utilities: Tenant is responsible for all utilities and services, including electricity, water/sewer, waste/sanitation, and internet. Pets: Small pets are allowed. Additional pet requirements or fees may apply as permitted by the lease and applicable law. Smoking: Absolutely no smoking is permitted inside the home. Renter's Insurance: Proof of active renter's insurance is required prior to move-in and must be maintained throughout the tenancy. Maintenance & Property Care: Routine maintenance will be handled by the landlord. Tenants are responsible for keeping the property clean, sanitary, and in good condition and must promptly report any maintenance issues or damage. Damage beyond normal wear and tear may be charged to the tenant as permitted by the lease and applicable law. Renewal: Renewal may be offered at the landlord's discretion based on satisfactory tenancy and compliance with the lease.
