Qualified applicants will have a monthly income of at least 3 times the rent, positive references and rental history (including no evictions in past 3 years), and be non-smokers. Smoking of any type is not permitted in the house. Renter pays gas/electric/water/sewer/internet; Renter is responsible for yard maintenance (lawn mowing, weeding, snow shoveling, leaf raking, etc.). Security deposit is one months rent. Rent is due the 1st of the month. (First month's rent due with lease signing, prorated for a partial month start date.) Renter's insurance required. Pets some pets create additional wear on the property. They will be considered and would require a non refundable pet fee of $400 sm dog, $600 lg dog, $300 per cat.
