- Rent is $1,700 monthly. - Refundable Security Deposit is $1,700. - We are not currently accepting Section 8 vouchers. - Property will be provided unfurnished. - If pets, there is a one-time $300 nonrefundable pet fee and additional $25 monthly pet rent. We do not accept cats. - Resident pays all utilities include gas, electric, water, sewer, and trash. - Resident takes care of all yard maintenance (lawn mowing, leaf raking, snow shoveling, weed removal) and maintains beautiful curb appeal. Applicant must meet the following requirements: - Must have current photo identification and a valid social security number. - Must be willing and able to pay rent. Applicant's pre-tax monthly household income must exceed three times the rent. - All income must be from a verifiable source. Unverifiable income will not be considered. - Must exhibit a responsible financial life. Credit score must be a minimum of 575. - Must receive positive references from all previous landlords for the previous 5 years. - May not have any evictions or unpaid judgments from previous landlords. - A background check is conducted on all applicants over 18. Background check must exhibit a pattern of responsibility. - Must be a non-smoker. - Dogs of non-dangerous breeds are allowed. We do not accept cats. Pet move-in fee is $300 and pet rent is $25 monthly per pet. - Must be 18 years or older. - All people living in the home who are over 18 years of age must fill out an application. - Must fill out application completely. - Resident is expected to maintain exterior premises of the home. - If applicants are students with insufficient income or credit history, then parents of residents are required to co-sign on lease.
