Lease terms

* Lease Term: 12 months. * Monthly Rent: $3,000, due on the first day of each month. * Security Deposit: $3,000, due before move-in. * Pets: Two dogs permitted, subject to tenant responsibility for any damage. * Utilities: Tenant is responsible for all utilities and related service accounts. * Maintenance: Tenant is responsible for routine upkeep (preventative HVAC/plumbing service subscription, HVAC filters, and light bulbs furnished by landlord.) Tenant must promptly report maintenance issues and replace HVAC filters at landlords request. Lawn care/landscape service negotiable. * Repairs/Damage: Tenant is liable for damages beyond normal wear and tear. * Occupancy: Only approved occupants may reside at the property. * No Smoking: Smoking prohibited inside the home. * Alterations: No painting, remodeling, or structural changes without the landlord's written consent. * Entry: Landlord may enter the property with reasonable notice, except in emergencies. * Default: Late or missed rent, lease violations, or unauthorized occupants/pets may constitute default and may result in applicable fees or termination as permitted by South Carolina law. * Move-Out: Tenant must return the home in clean condition, remove all personal property, and return all keys and access devices. Security deposit deductions may be made for unpaid rent, damages beyond normal wear and tear, cleaning, or other allowable charges.
