Lease duration: 1 year Move-In Costs Security deposit ($4,410), first and last month's rent required. $490 non-refundable cleaning charge. Tenant responsible for utilities. Per Seattle Municipal Code 7.24.035, tenant may elect to pay the security deposit, non-refundable fees, and last month's rent in installments: six consecutive, equal monthly payments for leases of six months or longer, or four consecutive, equal monthly payments for leases between 30 days and six months. Income Requirements Minimum gross income to rent ratio of 3x monthly rent. All lawful sources of income are counted. For applicants using a housing subsidy, the monthly subsidy amount will be subtracted from the monthly rent before applying the income ratio, per SMC 14.08. Applicant may need to provide proof of income based on credit screening results. If proof of income is required, it must be provided within 48 hours of completing the application. We accept the following: - Three most recent pay stubs - Offer letter (if employment has not started or started within the last 60 days) - Most recent year's tax record - Current student loan documentation - Three months' worth of bank statements that show an average daily balance of three times the monthly rent or a balance equal to three months of rent Identification Requirements Applicant must provide a government-issued ID after notification of final approval. Acceptable forms of US government-issued ID include: - Current driver's license - Current state ID - Current passport - Current military ID If a US government-issued ID cannot be provided, we will accept: - Current foreign passport - Current student visa - Current permanent resident card or alien registration receipt card - Current employment authorization document issued by the US Rental History An eviction judgment for cause within the last four years will result in denial. Any outstanding rental debt (unpaid balance owed to a prior landlord or property manager) must be paid in full prior to application approval. Credit A credit screen will be completed on all applicants. Minimum requirements: - Minimum credit score of 700 - No open bankruptcy (automatic denial) - No unpaid rental collections or balances owed to a prior landlord - Accounts shown as delinquent, charged off, or in collections may result in denial Check-writing history will be reviewed for each applicant. An applicant with negative check-writing history will be required to make payments in the form of money order or cashier's Renter's Insurance Renter's insurance must be in place before move-in and remain in place throughout occupancy. Proof of insurance must be provided at or before move-in, and a minimum of $300,000 liability coverage is required.
