Lease terms

Pay 1,600 monthly in advance, on the **1st day of each month**. Pay a 100 late fee** when rent is paid **5 days after the due date**. Maintenance and condition * Handle routine daily maintenance. * The lease states that **repairs costing under $300 are the tenant's responsibility**. * Maintain the **air-conditioning filters**. * Keep the apartment clean and sanitary. * Remove garbage properly. * Keep plumbing fixtures clean, sanitary, and in repair. * Use the electrical, plumbing, sanitary, heating, ventilation, air-conditioning systems, and appliances reasonably. * Do not damage, deface, remove, or misuse the property, and do not allow guests to do so. * Promptly report maintenance and repair needs to the landlord. * The maintenance table also marks certain responsibilities including garbage removal, pest control, locks/keys, and smoke detectors Use of the apartment * Use the unit only as a residence. * Occupancy is limited to the named tenant; no additional approved occupants are listed. * **No pets are allowed.** * **No smoking is permitted inside the apartment.** * Do not unreasonably disturb neighbors or breach the peace. * Comply with applicable laws, codes, restrictions, and association rules. * Do not keep dangerous, explosive, or toxic materials that increase fire or insurance risks. * Do not assign the lease or sublease any part of the apartment without the landlord's prior written approval. Alterations and access * Obtain written permission before painting, altering, or improving the apartment. * Pictures and window treatments may be installed without permission, but they must be removed at move-out and any resulting damage repaired. * Do not unreasonably deny the landlord access for inspections, repairs, improvements, services, or showings under the conditions permitted by the lease. * Notify the landlord of the tenant's telephone number within five business days after obtaining telephone service at the apartment. Move-out and other obligations * Return all keys, mailbox keys, access devices, and remotes at the end of the lease. * Leave the premises without tenant-caused damage beyond ordinary wear. * The lease says the landlord is not responsible for storing or disposing of personal property left behind after surrender, abandonment, or lawful recovery of possession. * Written notices to the landlord must be delivered by U.S. mail or by hand. * The lease recommends that the tenant carry renters insurance covering personal property and liability, although it says the tenant **"should"** carry it rather than expressly making it mandatory.
