Lease terms

We want all tenants to feel comfortable and fully informed before signing the lease, so please take time to carefully inspect the property and make sure you clearly understand all lease terms, rules, and responsibilities. The lease term is one year only. Rent is due on the 1st of each month, and rent may increase at renewal. The landlord will cover the cost of lawn maintenance only. To help keep the property in good condition, tenants are expected to keep the outside of the home neat, tidy, and free of debris so lawn maintenance can be done easily. Only the people listed on the lease are allowed to live in the home. Guests are welcome for short visits, but no guest may stay longer than two weeks. To help protect the home and property, no parties are allowed. Tenants are also expected to keep the yard free of trash. Glass bottles are allowed on the porches, but not off the porches, especially because of the pond area. Tenants are welcome to enjoy the private pond on the property for fishing, swimming, and non-gas-powered items only. There will be a 6-month check-in on the property to make sure everything is being well maintained and that the lease terms are being followed. An American Home Shield warranty is required, and tenants will be responsible for paying the copay/service fee for any service requests made through American Home Shield. This is a no-pet property. No pets of any kind are allowed, including all animals or household pets. This is also a non-smoking property. Smoking is not allowed anywhere on the property.
