Utilities The home features energy-efficient mini-split systems designed to help keep utility costs manageable. Tenant is responsible for all utilities, including: Electric Gas Water Tenant will be responsible for contacting the applicable utility providers and placing the utilities in their name before or upon move-in. Separate Casita / Storage There is a separate casita/structure in the backyard that is used by the landlord for storage. The casita is not included as tenant living space. The landlord's use of the storage area will be minimal. If the landlord needs access to retrieve or store belongings, the tenant will be given advance notice. Access will be limited to daylight hours and coordinated with the tenant whenever possible. Tenant Maintenance Responsibilities The tenant will be responsible for: Cleaning the mini-split filters monthly Properly maintaining the septic system as required, including treating the septic tank with the appropriate septic-safe solution Following all septic-system requirements Because the home is serviced by a septic system, NO WIPES are to be flushed down the toilets, including products labeled "flushable." Only toilet paper should be flushed. No Smoking Smoking is not permitted anywhere on the property.
