Lease terms

The unit is available July 1st, move-in date can be somewhat flexible for the right fit. This is a one-year lease. We have a tentative plan for friends of ours to move in after the lease ends, so it's likely that we will not extend the lease once the year is over. The kitchen just got re-done with marble countertops, new cabinets and a new dishwasher, refrigerator and stove. This house is in the rear of a two-house lot. We (your landlords) live in the front house. We are a four person family with an 11-year-old boy and a daughter in college. The grounds of the property are communal, including the trampoline pictured in the backyard. For this reason, it might be a good fit if you have an active kid who would also enjoy the trampoline! Sometimes in the summer months we put out a wading pool that would also be communal. We host gatherings occasionally in the yard, you are welcome to as well. Outdoor noise needs to stop by 10pm (unless there's an agreement reached between both houses, whether it's our party or yours). There is a communal fire pit available as well and we're happy to either collaborate on wood or have separate piles. There is a carport attached to the rear house (your house) that has a shared washer/dryer and chest freezer, and some limited space for storage. We are planning to demolish the carport and rebuild it as conditioned space within the next 6 months (between August - November of 2026). This will result in the chest freezer and storage being permanently eliminated (which is why they're not listed as amenities). This will also result in the washer/dryer not being available temporarily. We will credit you $50/month (pro-rated for partial months) for times that the washer/dryer are not available. There's a shared driveway that runs past the front house to the back house. It can be used as communal parking so long as you can commit to not blocking us in. If that doesn't sound good, street parking is available and we've never had an issue with it. Gardening: There are south-facing terraces and two patches next to the house that are available if you like gardening. No obligation to do anything with them, but they're available to you. Do not flush wipes, paper towels, feminine hygiene products, or thick/multi-ply toilet paper that may cause plumbing blockages. You will be held responsible for any plumbing costs resulting from improper flushing. You cannot smoke anything indoors in this unit. Cannabis outdoors is acceptable (you have a very nice deck, after all). No nicotine smoking of any sort on site. Pets: We have two indoor/outdoor cats. If you have a 100% indoor cat, no problem. If you have a dog who's good with cats, no problem. If you have an outdoor/indoor cat, we might not be a good fit for you. Let's talk. We ask for an additional $200 pet deposit for pet-related things; that's refundable at the end if no pet damage has occurred.

About the building

We are 1/2 block from the San Lorenzo River levee and the Riverwalk path and a 10 minute walk (or 5 minute drive) from downtown Santa Cruz and all of its movie theaters, restaurants, shops and events like First Fridays. For the unfamiliar, the Riverwalk path borders the San Lorenzo River and is a 3.4 mile paved circuit around the San Lorenzo River. We are a 10 minute bike ride from the Boardwalk and the Wharf. We are a 10 minute walk to Grant Street Park, with a basketball court and a newly redone playground (with a special section for kids 3 and under!), table tennis, a rock for kids to climb, a dog park, a pump track, and regular community events with live performances. We are a 2 minute walk from Farrell's, the best donuts in Santa Cruz, and a 4 minute walk from Marianne's, the best ice cream in the world. We are an 8 minute walk away from the New Leaf Market on Front Street, via a pedestrian bridge that crosses the San Lorenzo, if you ever get up in the morning and realize you ran out of eggs or tofu and it's time to make breakfast. We have the Hampton Inn at one end of our street, and a lot of hotels across Ocean, which makes it a very convenient location for friends and family to visit once you're settled in here (and they'll want to visit!). We have beach toys and boogie boards and a foam surfboard we're more than happy to share for beach outings.
