Lease terms

Lease Term: This lease is for a one (1) year rental term. Monthly Rent: Due on the date specified in the lease agreement. Security Deposit: A $3,800 security deposit is required prior to move-in. The deposit is refundable at the end of the lease term, less any deductions for unpaid rent, damages beyond normal wear and tear, or other amounts permitted under the lease. Utilities: The tenant is responsible for all utilities associated with the property, including but not limited to electricity, natural gas, water, sewer, trash, internet, cable, and any other applicable utility services. Landscaping: The property owner will provide and pay for all routine landscaping and lawn maintenance services. Snow Removal: The tenant is responsible for all snow removal necessary for their use of the property during the winter months, including driveways, walkways, steps, and entry areas, as applicable. Management will provide snow removal from the roof areas. Smoking: Smoking is strictly prohibited anywhere inside the home, garage, and on the property. Pets: One (1) pet may be considered upon owner approval. Any approved pet may be subject to additional terms, fees, or deposits. Minimum Credit Requirement: Applicants must have a minimum credit score of 680 to be considered. Additional screening, including income verification, rental history, and background checks, may also be required.
