Lease terms

Security Deposit: One month's rent ($3000), subject to applicant qualifications and California law. Lease Term: * Month-to-month tenancy Move-In Costs: * First month's rent * Security deposit * Pet deposit Utilities: * Landlord pays water and trash. * Tenant is responsible for gas, electricity, internet, cable, and any other optional services. Pets: * Pets considered with landlord approval. * Additional refundable pet deposit: $500 per pet. * Monthly pet rent: $50 per approved pet. * Breed, size, and number restrictions may apply. Smoking Policy: * No smoking or vaping of any kind inside the home, garage, or anywhere on the property. Occupancy: * Maximum occupancy in accordance with California law and local housing regulations. Parking: * Two assigned off-street parking spaces. * Garage is provided primarily for storage unless otherwise agreed. Maintenance: * Tenant agrees to maintain the home in a clean and sanitary condition. * Tenant is responsible for replacing HVAC or A/C filters (if applicable), light bulbs, and reporting maintenance issues promptly. * Yard must be kept reasonably clean and free of trash. * Gardener covered by Landlord Renter's Insurance: * Proof of renter's insurance is not required but highly recommended Application Requirements: * Completed rental application for each adult (18+). * Credit and background screening. * Income verification. * Monthly household income of approximately two times the monthly rent is preferred. * Positive rental history and satisfactory references. Late Rent: * Rent is due on the 1st of each month. * Any late fees must comply with California law and will be outlined in the lease agreement. Move-In Availability: * Available immediately (or specify your desired move-in date).
