Lease terms

Minimum 12-month lease. Available July 1, with possible earlier move-in as soon as June 15 depending on readiness and approved application timing. No pets. No smoking or vaping. Tenant is responsible for all utilities, yard maintenance, and follow HOA/community rules. Renter's liability insurance required before move-in. Parking includes a 2-car garage and driveway parking. No subletting or short-term rentals. Lease must be held by approved occupants only. All adults 18+ must complete an application and screening. Screening may include credit history, income/employment verification, rental history, eviction history, background check, references, and overall ability to meet lease obligations. Minimum household income of 3x monthly rent required. Preferred credit score is 700+. Credit will be reviewed as part of the full application, not based on score alone. A 700+ credit score is preferred, but applicants with lower scores may be considered on a case-by-case basis depending on the overall credit profile, income, rental history, reserves, payment history, collections, and explanation of any credit concerns. No prior evictions. Positive rental history and verifiable reserves are strongly considered. Credit concerns, late payments, or collections may require a reasonable explanation. Security deposit, first month's rent, and any required prepaid rent are due according to the lease terms. This housing provider does not accept comprehensive reusable tenant screening reports.
