Lease terms

One year lease Renter is responsible for all utilities (water, power, garbage, cable, internet). One small dog under 15 pounds allowed, $50 additional monthly pet fee. SMOKE FREE- No smoking allowed inside duplex. Up to 2 vehicles allowed outside of garage. No vehicles in disrepair or inoperable allowed. No "pet sitting" allowed. No subletting allowed or visitors for more than 14 days. New screening report required for all applicants that will reside in duplex. All applicants are required to submit a rental application, authorize a credit and background check, and pay the Zillow application fee. All credit ratings must be favorable with no collections, judgments or other adverse credit history with a minimum credit score of 720. Current and prior references from landlords must be favorable A clear eviction report required. Criminal history will be evaluated in accordance with Washington and local laws. Presence on sex offender registry considered on a case-by-case basis. Applicants listed on a sex offender registry are encouraged to submit a written explanation. Gross monthly income must be at least three times rent amount. Steady employment greater than one year. Renters' insurance required prior to moving in. Required to notify landlord if gone from premise more than 14 days. No waterbed, aquariums, other water devices. Each resident must sign lease agreement. Renters are responsible for cost of damages that exceed their deposit. Property subject to inspection on a regular basis.
