Lease terms

Rental Criteria: To ensure a smooth application process, please review the following rental criteria. Income & Employment: Applicants must have a combined gross monthly household income of at least 2.5x the monthly rent. Acceptable income verification includes recent pay stubs, tax returns, bank statements, or an offer letter for new employment w/No probational period. Self-employed applicants must provide two years of tax returns and three months of bank statements. A co-signer/guarantor may be considered on a case-by-case basis. Stable employment with at least six months at the current job or a consistent employment history for the past 12 months is required. Credit Requirements: A minimum credit score of 650 is required. Applications will be denied for unpaid rental collections, evictions, or bankruptcies within the last five years. Applicants with a lower score may be considered with an additional deposit or qualified co-signer. Rental History: Applicants must provide two years of positive rental history with no late payments, lease violations, or property damage. Prior landlord verification will be completed. Background Check: A criminal background check will be conducted in compliance with local and federal laws. Convictions for violent crimes, sexual offenses, or drug manufacturing/distribution will result in automatic denial. Other criminal history will be reviewed on a case-by-case basis. Pets: One pet under 25 lbs is allowed with a $400 non-refundable pet fee. Utilities: Tenants are responsible for all utilities. Tenants must switch utilities into their name and pay each utility company directly, except for the sewer utility, which will remain in the owner's name. The sewer bill will be $67.50 per month, which will be added to the rent and paid directly to the owner. By applying, you acknowledge that you have read and understand these rental criteria.
