2026 FLORIDA RESIDENTIAL LEASE AGREEMENT (ONE-YEAR FIXED TERM) This Residential Lease Agreement ("Lease") is entered into on ________________, 2026, by and between: LANDLORD The French Chateau of Odessa 13042 Tarpon Springs Road Odessa, Florida 33556 and TENANT(S) ________________________________________ ________________________________________ ________________________________________ 1. PROPERTY Landlord leases to Tenant the residential dwelling located at: ________________________________________ Odessa, Florida Including the residence and shared access to the outdoor courtyard, which is shared with another tenant on the property and an Airbnb. ________________________________________ 2. RENT Tenant agrees to pay rent in the amount of $3500 per month, due on or before the 1st day of each month. LATE FEES If rent is not received by the 5th day of the month, Tenant may be charged a late fee of $50, plus $10 per day thereafter, as permitted by Florida law. ________________________________________ 5. No commercial use, illegal activity, or vehicle repairs are permitted on the property. ________________________________________ 8. OCCUPANCY Occupancy is limited to ______ persons. No inoperable, unregistered, or abandoned vehicles are permitted. ________________________________________ 13. SHARED AREAS Tenant acknowledges that outdoor areas, including the courtyard, are shared and agrees to reasonable, respectful use. ________________________________________ 14. RIGHT OF ENTRY The landlord may enter the premises with reasonable notice as permitted by Florida law, or immediately in the event of an emergency. ________________________________________ 15. DEFAULT AND TERMINATION Failure to pay rent or comply with lease terms may result in termination pursuant to Florida Statute Chapter 83. ________________________________________ 16.
