Lease duration will be one year. Renter is responsible for all utilities. Any forms of smoking, vaping, or drug use is prohibited for this entire property. (This includes inside home, inside garage, outsides of building, and portions of yard and driveway owned and maintained by the property owner and included in rental) Pet ownership may be negotiated only for small animals housed inside that are contained in an enclosed aquarium or cage, and that will remain in aquarium, cage, or containment while in the house. (No dogs, cats, or free roaming animals). No tenant pets will be allowed in areas outside the house. Parking is only allowed in designated driveway, and appropriately on the street. Motor vehicles of any kind may be parked anywhere other than driveway or garage. Any planting or digging must be discussed and agreed upon in advance with landlord. Tenant is responsible for growing area maintenance (i.e. weed pulling, sweeping of walkways) This is a duplex with a shared wall and yards. It is expected that residents on both sides keep noise (like music) only loud enough for personal enjoyment. Loud noise and music are prohibited.

About the building

This is a duplex apartment on Fort Smith's South side, very convenient to I-540. There are new sidewalks in the neighborhood, making for pleasant walking distance to the Market Trace/Jenny Lind Road area at the base of Fianna Hills which has pretty much anything you need to live: Post Office, Library, Grocery Store, Restaurants, Banks, Medical care, etc. In the other direction is an easy drive to Zero Street or Downtown Fort Smith via Wheeler or Towson. This property has been newly renovated and upgraded, with a bright and light interior including soft white walls, white trim, matte black door hardware, and silver trims in the kitchen and bathrooms. The large Primary bedroom has a big walk in closet, ensuite bathroom with shower, granite counter, new ceiling fan, and it's own glass door to the back patio. The second bedroom has double door closet, window overlooking back yard, and plenty of space for a large bed and furniture. The second bathroom has a new white shower, granite counter, and plenty of storage. In the kitchen find a black, white, gray, and silver palette with newly painted cabinets, granite countertops, white subway tile, new black appliances, and an eat in area with a window. A pass through window allows you to connect to the living room while working at the kitchen sink. The long, large living room has a vaulted, wood beamed ceiling, wood burning fireplace with mantel, and another glass door connected to the side patio. Plenty of light comes in from this door and the window. Even more when you open the front door and take advantage of the large glass storm door. All doors to the outside have new storm doors with screens for good air flow in temperate weather, and all windows have wood blinds. The separate laundry room has washer and dryer hookups plus storage cabinets. There is a nice sized coat closet by front door, and a linen closet in hallway. The garage holds one car, with shelves for storage, and the utility closet housing water heater and furnace. There is a newly installed automatic garage door opener with remote. The bedroom, kitchen, and living areas have soft gray luxury vinyl plank flooring, while the bathrooms and laundry rooms have tile floors. There are two cement slab outdoor seating areas. Currently the property is fenced as a shared back yard in chain link, with a smaller wood fence, private walkway and gate at entrance. The garages and driveways of both duplexes are side by side. Each tenant uses their own side of driveway, directly in front of their prospective garage. The driveway easily holds two cars, and parking is available on the street. I live in the duplex next door, and hold both myself and my tenant to a high standard, with friendly, yet professional communication a necessity. One thing to note is that I have three cats who live in and around the property. They do walk all the yards, and you will see them on the rental "side". They will not, and should not enter the rental itself. Some neighbors are renters, but those of us who have lived here longer and are invested, have friendly relationships and look out for each other.
