Credit Score: 650+ on all three reports Eviction History: No unlawful detainers (evictions) Income Requirement: Monthly rent should be no more than 35% of total household income. Tenant(s) must have a combined monthly income of $6,600+ or provide a co-signer with the required income. Security Deposit: $2,200, due upon lease signing, along with first month's rent Background & Credit Checks: Required for all applicants (tenant pays fee) Smoking: No smoking allowed on the property Pets: Pets negotiable, please reach out if you have any questions Parking: Shared carport with 2 spots + street parking Utilities: Owner covers trash, sewer, and water; tenants are responsible for gas, electric, internet, and any other utilities Renters Insurance: Not required, but highly recommended to protect personal property Maintenance: For any maintenance issues, please contact the landlord directly.
