Four exterior corner clips need to be released to open the hot tub cover. The hot tub daily pump cycling should not be adjusted less than two times per day for at least two hours per time. This should already be a preprogrammed setting. This setting is important to cycle the water. Depending on usage frequency, the hot tub may need to be drained and refilled every quarter of the year. The front and back yard are normally maintained every other week requiring access to the backyard. The yard sprinkler systems are not functional and should not be used. Care should be taken to how much pet urine, feces, and waste are allowed on the backyard artificial turf. All pet waste should be immediately removed and sprayed with water. Puncturing the artificial turf by any means is prohibited. No additional plants shall be planted into the ground on the premises. Care should be taken to how much pressure is used to clean the master bathroom shower. With pressure to the bottom section, the largest wall panel joining to the shower base can flex causing the caulking to separate and break the water seal. The fireplace should not be used or used at your own risk. The previous tenants have never used it, had it inspected, or cleaned. If use is desired, a professional inspection shall be performed. All recommendations from the professional inspection shall be performed including but not limited to: fireplace cleaning and chimney cleaning. The property has a soft water salt ion exchange system installed in the garage. When the system needs servicing, access will be required to the garage to perform service. A Reverse Osmosis (RO) water filtration system is installed underneath the kitchen sink. No modification of soft water salt ion exchange system or RO system is allowed. Servicing of the under sink water filters will require access to the kitchen sink once filters are due for replacement. Two garage door openers are provided (one will arrive by mail). One remote control for the guest bedroom (adjacent to the master bedroom) is also provided and will arrive by mail. One large TV mount and two small TV mounts are provided. If not desired, the mounts and hardware shall be kept together in the garage. To keep the air conditioning and furnace running efficiently, the air filter should be replaced approximately every three months depending on usage.
