Lease Term and Promotional Rate An initial nine-month lease is offered at a base rental rate of $3,750 per month. As a promotional offer for single occupancy, optional shared amenity fees valued at up to $185 per month are waived during the initial nine-month lease term, subject to availability and inclusion in the lease agreement. The lease may be renewable, subject to Landlord approval and the rental rate, terms, and conditions offered at the time of renewal. Shorter lease terms: Lease terms of fewer than nine months may be considered, subject to availability and Landlord approval, at a higher monthly rental rate. The applicable rate will depend on the requested lease length and will be confirmed before the lease agreement is prepared. Security deposit: The security deposit is $3,750, subject to adjustment based on the final monthly rent and any applicable charges stated in the lease agreement. The security deposit will not exceed the maximum amount permitted under California law. Utilities: Basic utilities are included, subject to reasonable-use provisions stated in the lease agreement. Optional shared amenities: For an approved single occupant, the following amenity fees are waived during the initial nine-month lease term: * Access to the shared on-site washer and dryer: $50 per month * One off-street parking space, if available: $100 per month * Starlink internet access: $35 per month If an additional occupant is approved and added to the lease, the applicable monthly amenity fees listed above will be charged beginning on the date the additional occupant is added. Residents may decline optional Starlink internet access without affecting the base rent or tenancy approval. Parking and all shared amenities are subject to availability and must be specifically selected and included in the lease agreement. This is a smoke-free property. Final occupancy, parking arrangements, utility terms, and access to shared amenities will be confirmed in the lease agreement.
