Lease Terms & Conditions Property: Ramblers Rest RV Resort Furnished 2 Bedroom / 1 Bathroom Home Lease Term * Lease term: August 1 through November 31 (or as agreed in writing). Or month to month * Any extension must be approved by the landlord in writing. Monthly Rent * Rent: $1,900 per month. * Rent is due on the 1st day of each month. Move-In Costs * First month's rent: $1,900 * Last month's rent: $1,900 * Security deposit: $500 * One-time pet fee (if applicable): $150 per pet (non-refundable) * Tenant is responsible for the Ramblers Rest Resort application and the one-time $50 application fee required by the resort before occupancy. Utilities The following utilities are included in the monthly rent: * Electricity * Water * High-speed Wi-Fi (if provided) * Trash collection Occupancy * Maximum occupancy: 4persons. * Only individuals listed on the lease may occupy the property. Pets * Pets are permitted with landlord approval. * A non-refundable pet fee of $150 per pet is due before move-in. * Tenant is responsible for any pet-related damage. Smoking * No smoking or vaping is permitted inside the home. Maintenance * Tenant agrees to keep the property clean and in good condition and watering the indoor plants. * Tenant shall promptly report any maintenance issues. * Tenant is responsible for damage caused by negligence or misuse. Furnished Home * The home is rented fully furnished. * All furniture, appliances, kitchenware, linens, and household items must remain in the home. * Tenant is responsible for replacing or paying for any lost, stolen, or damaged items beyond normal wear and tear. Resort Rules * Tenant agrees to follow all Ramblers Rest RV Resort rules and regulations. * Failure to comply with resort rules may result in termination of the lease. Security Deposit * The $500 security deposit will be refunded within the time required by Florida law after move-out, less any deductions for unpaid rent, excessive cleaning, missing items, or damages beyond normal wear and tear. Cleaning * The property must be left in a clean condition upon move-out. * Excessive cleaning required after move-out may be deducted from the security deposit. Keys & Access * All keys, gate cards, parking passes, and any resort-issued access devices must be returned at move-out. * Charges may apply for lost or unreturned items. Late Rent * Rent received more than 5 days after the due date will incur a $50 late fee, plus $10 per day thereafter until paid in full. Move-Out * Tenant shall vacate the property by the lease end date unless a written extension has been agreed upon by both parties.
