Terms at 1300 Hodge St
Lease Terms: Lease Duration: Minimum lease term of 12 months or longer. Monthly Rent and Payment: Rent is due on the 1st of each month. If rent is not received by the 5th of the month, a flat late fee of $50 will be applied immediately. Additionally, a 5% late fee on the total monthly rent will be applied if rent is not received by the 10th of the month. Security Deposit: A security deposit equivalent to one month's rent ($3,375) is required at signing. The deposit will be returned within 30 days after move-out, pending inspection, less any necessary deductions for damage beyond normal wear and tear. Utilities: Tenant is responsible for all utilities, including water, gas, electricity, internet, and trash. Tenant is required to cancel or transfer all utilities out of their name by the end of the lease term. Property Condition: Tenant accepts the property "as-is" at move-in, subject to any prior repair agreements. Maintenance and Repairs: Tenant is responsible for minor maintenance such as replacing light bulbs and air filters. Landlord is responsible for major repairs, including HVAC, plumbing, and structural issues. Any maintenance requests should be reported promptly to the landlord. Pest Control: The landlord will provide periodic pest control services. If additional pest control is needed due to tenant actions, it will be the tenant's responsibility. Subleasing and Occupancy: Subleasing is prohibited without the landlord's prior written consent. Only individuals listed in the lease agreement are permitted to reside in the property. Right of Entry: Landlord reserves the right to enter the property for repairs, inspections, or emergencies with a minimum 24-hour notice to the tenant, except in emergencies. Move-Out Procedures: Tenant is required to schedule a move-out inspection with the landlord and leave the property in a clean condition. All keys, access cards, and remotes must be returned upon vacating the property. End-of-Lease Cleaning: Tenant is responsible for professionally cleaning the property before moving out, including carpet cleaning. Failure to do so may result in deductions from the security deposit. Pets: Pets are allowed on a case-by-case basis with the landlord's prior approval. Additional pet deposits or fees may apply. No Smoking: Smoking is strictly prohibited inside the property. Parking and Vehicle Restrictions: Tenant must adhere to any parking restrictions, including no oversized vehicles, as per community or HOA regulations. Noise and Nuisance: Tenant is prohibited from creating excessive noise or disturbances that interfere with neighbors' peaceful enjoyment. Default and Eviction: Non-payment of rent or severe lease violations may result in eviction, in accordance with Texas state and local laws. Homeowner Association (HOA) Compliance: Tenant must comply with all HOA rules and regulations. A copy of the HOA guidelines will be provided to the tenant. Alterations: Tenant is not permitted to make alterations to the property, including painting or installing fixtures, without prior written consent from the landlord. Appliance Usage and Maintenance: Tenant agrees to use all appliances responsibly and report any issues immediately. The landlord is responsible for repairs due to normal wear and tear; however, repairs due to misuse may be charged to the tenant. Renewal Terms: Lease renewal terms are negotiable.
