Lease terms

No smoking allowed inside YIndividual Tenant Lease Terms This lease is for one private bedroom only. Common areas (kitchen, living room, laundry, etc.) are shared with other occupants. Rent is due on the 1st day of each month. A security deposit equal to one month's rent is required before move-in. Utilities and Wi-Fi are included, unless otherwise stated. No smoking, vaping, cannabis, or illegal drugs are permitted inside the property. Overnight guests are not allowed without the landlord's prior approval. The tenant must keep their room and shared areas clean and respect other occupants. Excessive noise or disruptive behavior is not permitted. The tenant is responsible for any damage caused by themselves or their guests. Pets are not permitted unless approved in writing by the landlord. The tenant may not sublet or assign the room to another person. The tenant must provide proper notice to end the tenancy as required by the lease and applicable law. The landlord may inspect the room with proper notice, except in emergencies. Failure to pay rent or repeated violations of the lease may result in termination of the tenancy in accordance with Alberta law
